Property Tax Incentives Will Support Redevelopment of Mixed-Use Industrial Properties on Southwest, West Sides

Property tax incentives approved today by City Council will support industrial redevelopment projects in South Lawndale and East Garfield Park.

3101 S. California LLC, 3101 S. California Ave.
A Class 6(b) property tax incentive will support the acquisition and renovation of a one-story, 22,000-square-foot vacant industrial property by 3101 S. California LLC on a 2.8-acre site in Little Village Industrial Corridor. The $3 million project will include remediation work, system upgrades, a stormwater management system, exterior facade work, and a 55-car parking lot. The incentive will reduce property taxes by $322,000 over the next 12 years. A portion of the building will be occupied by Pioneer Engineering & Environmental Services, which will relocate 15 positions from its North Side location upon completion. Pioneer specializes in revitalizing underutilized industrial properties. Up to 50 permanent jobs are anticipated to be created by future tenants of the building in addition to 50 temporary construction jobs.

Cork Properties LLC, 317-35 N. Francisco Ave.
A Class 6(b) property tax incentive will support the $3.1 million acquisition and rehab of a vacant, 50,000-square-foot industrial building in East Garfield Park by Cork Properties LLC on behalf of Chicago Flyhouse Inc., which will use the facility as expanded production space for the design and manufacture of custom rigging systems. The plan will reduce the taxes on the three-story property by $246,000 over the next 12 years. The savings will enable the owners to complete a gut rehab of the interior and restore the building's façade. The company will maintain its operations at a nearby location and add up to 12 temporary and five permanent jobs at the new location. Founded in 1998, Flyhouse provides rigging solutions for a wide variety of applications, including performance spaces, museum exhibits, and aerial displays.

The Cook County Class 6(b) incentive encourages industrial development by providing reduced property tax rates for qualifying rehabilitation and construction projects.
