The applicant proposes to add hotel as an allowable use in order to allow the conversion of 14 existing dwelling units to hotel rooms on the property. A proposed amendment to Stadium Planned Development No. 522 submitted by United Center Joint Venture for the property generally located at 1901 West Madison Street. The applicant proposes to rezone the site from Stadium Planned Development No. 522, Residential-Business Planned Development No. 1077, RT-4 (Residential Two-Flat, Townhouse and Multi-Unit District), RM5 (Residential Multi-Unit District), B1-3 (Neighborhood Shopping District), B3-1 and B3-3 (Community Shopping Districts), C1-2 and C1-3 (Neighborhood Commercial Districts) first to C2-5 (Motor Vehicle-Related Commercial District) and then to Stadium-Residential-Business Planned Development No. 522, as amended. The proposed planned development would allow phased redevelopment of the property with up to 9,463 dwelling units, 1,309 hotel rooms, commercial space, other related uses, and open space. The maximum allowable height is 660 feet, with a maximum FAR of 5.0. Phase 1 in Subarea A includes the construction of two parking structures, a 6,000-seat music hall, a 233-room hotel, ground-floor retail, and open space.

A proposed amendment to Business Planned Development No. 1510, submitted by Fulton Peoria JV LLC, for the property generally located at 911 West Fulton Market. The applicant proposes to rezone all of Business Planned Development No. 1510 to Business Planned Development No. 1510, as amended, to allow additional permitted uses. Minor design changes are proposed for the north and west ground floors, with no changes to the site, bulk, or density of the previously approved Planned Development.

A proposed Residential-Business Planned Development, submitted by 1325 West Fulton LLC, for the property generally located at 1325 West Fulton Street. The applicant proposes to rezone the site from the M2-3 Light Industry District to the DX-7 Downtown Mixed-Use District and then to a Residential-Business Planned Development to allow the construction of a multi-phased residential development with 240 units, 360 parking spaces and ground floor commercial. Phase 1, located in Subarea A, will provide 80 residential units and 195 parking spaces. Phase 2, located in Subarea B and subject to site plan approval, will provide 50 units and share the parking spaces from Phase I. Phase 3, located in Subarea C and subject to site plan approval, will provide 110 units and 165 parking spaces. The maximum overall height will be 538 feet, and the maximum overall FAR will be 11.5.

The applicant proposes to rezone the site from B3-3 (Community Shopping District) and C1-2 (Neighborhood Commercial District) to B3-3 (Community Shopping District) and then to a Business-Institutional-Residential Planned Development to permit the construction of a two-phased, five-story mixed-use building including a Literary Café,  Media and Technology Center, Performing Arts Center, 53 affordable dwelling units, ground floor retail and commercial space, 71 underground parking spaces, and 18 surface parking spaces. A courtesy presentation of a proposed site plan review, submitted by The Community Builders, Inc, for the development within the Residential Business Planned Development No. 1419, Subarea D generally located at 3 E 23rd St. The applicant proposes to construct a new 12-story mixed-use building with approximate 1500 square feet of retail space and 80 residential units, of which 55 percent will be affordable units. The building height will be lower than 165’. The overall FAR of the development will not exceed 9.85.
