Land Sale Would Support New Industrial, Retail Development in North Lawndale

A $42.5 million industrial and retail complex would be developed in North Lawndale through a City-owned land sale introduced to City Council today by Mayor Rahm Emanuel.

The proposed project by CP Westside LLC would be constructed on 21-acres of vacant City-owned property at the northeast corner of Roosevelt Road and Kildare Avenue. It would include a three-building, 320,000-square-foot industrial campus on the northern portion of the site and a three-building, 61,000-square-foot neighborhood retail center along Roosevelt Road.

Valued at $2.5 million, the land would be sold for $1 million with the remaining $1.5 million placed in escrow to cover environmental remediation costs and a performance agreement tied to the fulfillment of occupancy and job requirements.

The industrial buildings would be constructed with pre-cast concrete with up to 32-foot ceiling heights. The retail buildings would be made with brick, masonry and glass. The entire site would be landscaped and include parking for delivery vehicles and customers.

The multi-phase project is expected to create 380 temporary construction as well as an estimated 380 permanent jobs. Construction could begin in late 2017.

The site was used for a variety of manufacturing purposes starting in the early 20th century. It was largely vacant in the 1980s before being used as an illegal dump in the 1990s. The City acquired the property in 1998.
